A note from Travis
Fall is officially here. The trees are starting to turn, and hopefully this stretch of 80 degree weather is summer's last hurrah. The neighborhood market turned with the season. A month ago there were 7 homes for sale in Green Mountain Estates. Today there are 11, and sellers are adjusting, three with price cuts on the same October day. The typical sale over the past year is $835,000, about where it was last month. Sellers who have to sell face a tougher stretch ahead, with rates where they are and opportunistic buyers in the market. I expect owners who don't have to sell to delist around Thanksgiving. Those committed to selling will need aggressive pricing and concessions to close by year end. This holiday season should bring the year's most aggressive pricing, and investors who know this neighborhood. Enjoy these cooler days and our lovely neighborhood trails.

Green Mountain Estates Home Sales in September 2026
Last 12 months through September
$835,000
Median sale price
3 homes closed in September and 4 went under contract, near this neighborhood's usual pace. The bigger change came from sellers. 7 homes were listed in September and 2 more arrived in the first days of October, taking the number for sale from 7 at our last report to 11 today.
At the current pace, 11 homes is about 3.8 months of inventory, up from 2.3. Under 3 months favors sellers and 3 to 6 is balanced, so the neighborhood crossed that line in a single month. Most of the new supply is less than 4 weeks old.
Prices have not followed. The typical home sold here over the past year went for $835,000, against $832,500 last month. With only 3 closings, September is too small to read a trend from. Two sold below their original asking price, by 13% and 16%. The third, on Alaska Place, went 6% over.
Holding a contract got harder. Two homes we reported as under contract last issue were back on the market in September, and both found new buyers. Buyers are still showing up. They have more to compare now, and they are taking the time to do it.
September's standout

What Green Mountain Estates Sellers Should Expect
Showings benchmarks for September 2026
7.7
Green Mountain Estates 7.7
Denver metro 4.4
80228 ZIP 6.7
17.0
Green Mountain Estates 17.0
Denver metro 10.0
80228 ZIP 10.0
Interest held. A home for sale here drew 7.7 showings over the three months through September, the same as last month. That is 21% below the same stretch last year. It still beats the Denver metro at 4.4 and the 80228 ZIP at 6.7.
Getting to a contract took more. The typical home that went under contract here had 17 showings first, up from 10 last month, while the metro and the 80228 ZIP stayed at 10. Some of that is seasonal, and some is which homes sold: all 4 September contracts had been on the market a while.
Buyers are still walking through, just seeing more homes before they commit. A home priced where buyers already are still moves. 13257 W Exposition Dr went under contract in under three weeks without a price cut. The ones that started high are waiting, and cutting.
