A note from Travis
Hope everyone had a wonderful Labor Day Holiday! This report is a little later than normal due to the holiday. Fall isn't here yet, but Broncos football is! The market didn't wait for the seasons to turn. Remember the three homes under contract in last month's report? All three closed, and the pipeline filled right back up. One number below is going to catch your eye, so let me get ahead of it. The typical sale price over the past year jumped 6% in a single month. Your home value didn't. I explain why first thing below. Two sales in the entry price tier are worth a look, both fixer uppers, both purchased all cash. The one on Alaska Place went $30,000 over asking in a single day. The one on Foothill needed everything and still sold quickly. The investors are out. Hope to see you on the trails as the weather cools.

Green Mountain Estates Home Sales in August 2026
Last 12 months through August
$832,500
Median sale price
5 homes closed in August and 7 went under contract, in a neighborhood that averages 3 sales a month. Exposition Drive carried much of it, with 3 sales since early July. 7 homes are for sale now, down from 8, and only 3 of them have cut their price. Last issue it was 6 of 8.
The typical home sold here over the past year went for $832,500, up from $785,000 last month. What moved that number is which homes are selling. 8 have closed above $1,000,000 so far in 2026, against 6 in all of last year.
That is a change in the mix, not in what your house is worth. The upper end here is trading, and that is a different thing from prices rising.
There is less to choose from. The 7 homes for sale work out to about 2.3 months of inventory at the current pace, down from 2.7. That is a backlog clearing rather than listings drying up, and nothing left the market without finding a buyer. What is left is the harder inventory, like the one on Kentucky Drive listed 356 days.

What Green Mountain Estates Sellers Should Expect
Showings benchmarks for August 2026
7.7
Green Mountain Estates 7.7
Denver metro 4.8
80228 ZIP 6.8
10.0
Green Mountain Estates 10.0
Denver metro 10.0
80228 ZIP 10.0
Fewer people are walking through. A Green Mountain listing drew 7.7 showings over the three months through August, down from 9.0 last month and 16% below the same three months last year. Even so, homes here still draw more interest than almost anywhere nearby. The metro average is 4.8 showings and the wider 80228 ZIP is 6.8.
It is not taking more showings to get an offer. The typical home that went under contract here did it after 10, the same as the metro and the 80228 ZIP.
Traffic is thinner, but the homes that do sell are not working any harder to find their buyer. What is taking the time is price. The 5 homes that closed in August sat a median of 69 days, and every one of them cut its price before it sold. Exposure is not the problem here. The asking price is.
