Tracking what's selling, what's listed, and what buyers are doing in Green Mountain Estates
May brought snow to Green Mountain Estates and enough moisture to green up the lawns and bring some color to the park. A welcome sight after such a dry winter. Five homes came to market against a pace of about three sales per month. Two went under contract before June arrived, with another two that went under contract as this report is being written. All these listings moved fast and were priced right. The homes that have been sitting are still sitting, and one pending contract fell through mid-month. That gap between outcomes is the story of May. The number of homes around $1.2M that went under contract quickly is hard to ignore. Buyers at that price point are paying attention to our neighborhood.

Five new listings against a 12-month pace of three sales per month. Four are now under contract. May itself closed two homes, both of which went pending in April. With five homes under contract right now, the forward pipeline is strong.

One listing from May is still active. The two carryovers from March are a different story. Both have seen multiple price cuts without finding a buyer. The home that has been for sale since September 2025 is priced at $1.65M, well above where May's homes actually sold.

Green Mountain homes are averaging 8.8 showings per listing, nearly double the Denver metro average. That number was 14 in April, so buyer activity has cooled some from last month, though it remains well above the broader market. It still takes about 7 showings before a home goes under contract here, unchanged from April and below the metro's 10. Buyers are converting quickly, as the May listings proved.
