Summer is in full swing. The Green Mountain trailheads are busy by mid-morning and the evenings are long, with the neighborhood out and about despite the heat. The market matched the energy. Remember the wave of homes around $1.2M that went under contract in May? They didn't just go pending. They closed, one of them $65,000 over asking. The little house on Alaska Drive we've followed since April finally found its buyer too. June also gave us an estate sale that closed fast at a price that will raise some eyebrows. There's a story behind that one, and it's in the report. And more homes are for sale right now than at any point since I started this report in April. What happened in the neighborhood

Four homes closed in June, comfortably above the 12-month pace of about three per month. Here's how May's pipeline shaped up: of the five homes under contract in last month's issue, three closed in June, a fourth closed on July 6th for $1,175,000 (full details next issue), and the fifth (14081 W Exposition Dr) had its deal fall through and is back on the market. Counting that July closing, the neighborhood put up three sales at $1,175,000 or above in less than a month. The buyers at that price point weren't a fluke.
The friction is on the supply side. Five homes came to market in June, but only two found buyers. The other three are still for sale, and every one of them has already cut its price, by $25,000 to $55,000. Add the carryovers and eight homes are for sale as of this report, about 2.5 months of supply at the current sales pace. That's still a lean number (3 to 6 months is considered balanced), but buyers have more choice in Green Mountain Estates than they've had all year, and they're behaving like it. Right-priced homes go under contract in days. Everything else sits with price reductions.

Green Mountain homes are drawing 10.5 showings per listing, nearly double the Denver metro's 5.6 and up from 8.8 last month. More inventory hasn't thinned out buyer traffic. And homes here are going under contract after about 10 showings, a third fewer than last June and well below the metro's 13.9. Read those two numbers together: buyers are looking in volume, and the ones who commit aren't dragging their feet. If a home is getting showings but no offers, the price is the problem.
