When a new listing comes up I compare it to my own home to see how mine stacks up. Some sales just catch my eye for the story behind them. But everything that moved, moved fast. Both pendings went under contract within a week, and one closing was an off-market deal that never hit the open market at all. April's pace was below the 12-month average of 3.6 per month. With 2 homes already under contract heading into May, the pipeline is healthy. Right-priced homes are going under contract in days. Overpriced ones are still sitting, even after cuts. The newest listing is doing everything it can to be the next one under contract.
